Job Description:

SUMMARY

Working under the direction of the Property Manager – 200 East Berry, the incumbent will perform building maintenance and renovation projects as they pertain to HVAC systems for the 200 East Berry Street property and as required for other City properties. This position is excluded from paragraphs 3 and 4 of City Attendance Policy 305; all other paragraphs of this policy apply. The incumbent is expected to exercise good judgment, independence, initiative, and professional expertise in conducting day-to-day operations. All work duties and activities must be performed in accordance with the City safety rules and operating regulations, policies and procedures as well as federal, state, and local regulations.

ESSENTIAL DUTIES AND RESPONSIBILITIES include the ability to interact with the public, City incumbents, and outside agencies with patience, tact, respect, and professionalism and the following. Other duties may be assigned.

OPERATIONS

  • Performs care and maintenance of all HVAC building equipment and facilities at 200 East Berry Street including preventative maintenance per established schedules;
  • Monitors HVAC systems to ensure proper and efficient operation;
  • Monitors, maintains, and records water treatment for hydronic loops and cooling tower reservoirs;
  • Assists with grounds maintenance to include snow and leaf removal;
  • Performs simple carpentry, concrete, and other semi-skilled work as assigned;
  • Performs other mechanical maintenance as assigned;
  • Works from blueprints and manufacturers drawings;
  • Maintains in-out sign out forms for materials;
  • Receives, stocks, and stores incoming supplies;
  • Completes paperwork on repairs to tools and equipment;
  • Assists with event furniture setup and takedown;
  • Assists with moving office furniture;
  • Performs duties in accordance with City of Fort Wayne safety rules and operating regulations;

Information/CommunicatioN

  • Assists Property Manager – 200 East Berry St with the implementation of predetermined emergency procedures(fire, earthquake, civil disorder, severe weather);
  • Assists in training of other employees;
  • Provides input and information for O & M;
  • Directs work of employees assigned to assist;
  • Responds to afterhours emergency calls as required;
  • Communicates effectively both orally and in writing.

PREVENTATIVE MAINTENANCE

  • Makes parameter adjustments in temperature controls software through user screens, properties, and logic sections of the program;
  • Maintains sewer and storm pumps;
  • Repairs and replaces pumps;
  • Cleans and lubricates equipment and parts;
  • Makes minor repairs on tools that are kept in inventory;
  • Makes minor repairs on tools that are kept in inventory;
  • Maintains equipment, tools and work area in a clean and orderly condition;

MARGINAL FUNCTIONS

Performs other duties as required.

QUALIFICATIONS

EDUCATION AND/OR EXPERIENCE

  • High school diploma or general education degree (GED);
  • Minimum of five (5) years of experience in commercial HVAC service and maintenance.

OTHER KNOWLEDGE, SKILLS and/or ABILITIES

  • Broad knowledge of non-HVAC building systems (including but not limited to electrical, fire alarm, fire suppression systems, domestic water supply, sanitary drainage, storm drainage, pumping systems);
  • Mechanical aptitude and troubleshooting skills;
  • Ability to read and interpret construction plans, operation and maintenance manuals, control and electrical schematics;
  • Ability to use office software (MS Word, Excel, Outlook, etc…).
  • Ability to learn new systems, software applications, technology driven hardware;
  • Ability to express oneself clearly and concisely, orally and in writing;
  • Ability to establish and maintain effective working relationships with staff members, other government agencies, vendors, and the general public.

LANGUAGE SKILLS

Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or employees of organization.

MATHEMATICAL SKILLS

Ability to add, subtract, multiply, and divide in all units of measure, using whole number, common fractions, and decimals. Ability to compute rate, ratio, and percent and to draw and interpret bar graphs.

REASONING ABILITY

Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.

CERTIFICATES, LICENSES, REGISTRATIONS

  • Valid Indiana Driver’s License;
  • Heating & Sheet Metal License-Journeyman-Allen County, Indiana Building Department preferred but not required;
  • HVAC Technician Certification-EPA Clean Air Section 608-Universal Technician;
  • Boiler operation certification within the first year of employment.

While performing the duties of this job, the employee is regularly exposed to outside weather conditions. The noise level in the work environment is usually moderate to loud. Incumbent works inside and outside in normal weather changes, walks in various terrain and may be exposed to hazardous conditions, dust, grease, sanitary waste, water treatment chemicals, housekeeping and industrial cleaning chemicals.
